Terms of Service

Prices shown on our website (for example, $45 per standard room) are starting rates, not final quotes. Final pricing for your job is provided in a written quote after an in-home inspection or after we review photos and a description of the job. You approve the written scope and price before any work begins.

You agree to provide reasonable access to the property at the scheduled time and to disclose known issues (pets, alarm codes, parking, water shutoff location, hazardous conditions, etc.) so we can perform the work safely.

If you need to reschedule or cancel, please give us as much notice as possible. Same-day cancellations after a crew has been dispatched may be subject to a trip fee, which we will tell you about in advance.

Every job is subject to our published minimum charge. Add-on services (pet treatment, Scotchgard, sealing, biohazard remediation, pad removal, etc.) are quoted before they are performed. You will not be billed for add-ons you did not approve.

Payment is due upon completion of service unless other arrangements are made in writing. We accept major credit cards, debit cards, and other methods listed at the time of booking. Past-due balances may accrue reasonable late fees and collection costs as permitted by Texas law.

We do our best to set realistic expectations during the inspection. Some stains, odors, fiber damage, dye loss, and wear cannot be fully reversed by cleaning — we will tell you honestly when that is the case. If you are not satisfied with an area we agreed to clean, contact us within 7 days and we will return to re-address that area at no additional cost.

We are not responsible for pre-existing damage, including loose seams, color loss, delamination, sub-floor damage, hidden water damage, or installation defects. Where practical, we will note these conditions before starting work.

To the maximum extent permitted by Texas law, our total liability for any claim arising out of services provided is limited to the amount you paid us for the specific job giving rise to the claim. We are not liable for indirect, incidental, or consequential damages. Nothing in these terms limits liability that cannot be limited by law.

We are a bonded and insured Texas LLC. Proof of insurance is available on request.

Water damage mitigation is provided on a time-and-materials basis with a written scope provided at the start of work. Coordination with your insurance carrier is your responsibility; we will provide documentation and photos to support your claim.

These terms are governed by the laws of the State of Texas. Any dispute will be resolved in the state or federal courts located in Collin County, Texas.

We may update these terms from time to time. The version in effect at the time you book a job applies to that job.
